Welcome to Greenwood Village Real Estate Information

Greenwood Village is located between Belleview Avenue and the Cherry Hills Village on the northeast side with Orchard Avenue and the community of Centennial on the opposite side.

While we mentioned that the average age in Castle Rock was somewhere around 35, the average age in Greenwood Village is at about 40. Still, most residents have degrees and have management and professional employment. There are about the same number of men as there are women, until you get to be about the age of 80 then of course there are many more women then men. Single Family Housing Units exceeds the state and region averages by about 10%. Although the property taxes can be high in Greenwood Village, you must remember the dollars you give are spent on street maintenance, public facilities, hard-scape and landscape. Not to mention the snow plow provisions the town offers its residents during the blusterous days of winter months.

Greenwood Village has a focus on education and bold dedication to the arts. As shown by the sculptures, paintings and exhibits at the Greenwood Village Curtis Arts & Humanities Center at the west end of town. It will capture your curiosity with their 1914 Village school house, restored to its original beauty. The art center is located just down the road from us on Orchard Ave. and has many activities weekly and seasonally for all ages.

Denver Regional Council of Governments and the Metro Vision Resource Center supply a tremendous amount of information for the area.  A survey taken in the summer of 2006 brought in high marks for quality of life in Greenwood Village and 90% of residents enjoy the close proximity their neighborhoods are to the many hiking trails and village amenities. The overall rating for recreational activities opportunities for ages 6 to 60 was also given a high mark from the residents.

As I mentioned earlier, the residents of Greenwood Village agree, that the Public Works Department for the city does an excellent job and an overwhelming percentage ranked the clean streets, parks, and trails exceptional! Safety issues were also discussed in the survey and residence also agree they feel safe with the children’s public schools, recreational facilities and overall Greenwood Village out of doors locales.

History of Greenwood Village

An array of fruit trees and dedicated pioneers made up the early days of Greenwood Village . Cherry, Apple, Pear and Apricot Trees were thriving in the 1900’s when Greenwood was a community of about 500. The settlers from the east came looking for gold along the Platte River and some found their visions of grandeur by other means. Real Estate! Almost always a sure bet, and certainly back then, Mr. Rufus Clark bought 160 acres to raise potatoes and eventually owned over 20,000 acres which included most of Greenwood Village.

Another forward thinker, Mr. Cyrus Richardson formed the Greenwood Ranch with acres of land and plenty of reservoirs to support his dream. Born in Maine, Greenwood eventually became noted in the village as having organized the town to better manage the reservoirs and was also the Superintendent of schools. Before his death in 1894, he had laid plans for two mountain storage reservoirs for the citizens in the High Line had water. Mr. Richardson is thought of often as the town name implies for his dedication to the community and his spark for lending his voice to the preservation of Greenwood Village.

Today leaders of the small community still have visions and are still determined to protect the high quality of life in Greenwood Village. Living in Greenwood has that price, paid by all and can be viewed in the many wonderful well kept streets of Greenwood Village. In its architecture, recreational parks and walking trails and business centers as well as public facilities and schools. The town is split almost down the middle with two school districts split the children in Greenwood Village at about Holly Street. Although you will want to call the district office to find out exactly where you home lies in the area.CCSD Cherry Creek School District #5 and Larkspur Public Schools.

There are over 14,000 residents as of 2004 and the town has plenty of outdoor activity for you and your family. Some highlights are; The Alexander Lane Equestrian Park, The Westland Park, Marjorie Parry Nature Preserve and miles and miles of walking and cycling trail in Greenwood village. Transportation using the Belleview Light Rail is easy with the Station at the east end of town. Over 10% of residents in Greenwood work from their homes and who wouldn’t when given the chance!
